Design and Build your own home in Turkey

You can create a truly unique home on the turquoise coast of Turkey with us, exactly how you want it. After choosing a plot of land, you can design your home from scratch or adapt a ready-made plan altering the design to fit your budget and requirements working alongside our architects.

Step by Step

Once you have decided with region suits you best, we will take you on a tour to show you various plots of land. All of the plots that we have available have their own valid deeds and are approved as building land by the government so ensuring peace of mind. Categorization of land in Turkey can be a complicated process with many potential pitfalls for the unwary buyers, hence the benefits of buying with us.

Typically after choosing your plot you will put down %10 deposit and pay the remainder once the deed is yours. On receiving your deed or tapu you are the legal owner of the land and can begin thinking and planning for your worn dream home. We have a selection of plans available through many of our customers enjoy the chance to sit down with an architect and develop something unique and personal to them.

This special service is included at no extra charge.

Our architects will produce floor plans and realistic 3D images of your home. Once the plan is complete and the building materials chosen work can begin. Our homes usually include a fitted kitchen, pool, garage, paintings and finishing of the interior and exterior, garden walls, paved terrace and solar heated water.  In around 9-12 months time you will be sitting your new terrace or swimming in your new pool...

Payment

Payment is due in four installments as follow

35% on signing the contract

%30 after structural contraction (walls and roof)

%30 on final completion

%5 on handover of the keys

As our contract are set at fixed prices there will be no unexpected sunrises during the contraction of your home. There will be a monthly free or aidat (Turkish) which will cover the running cost of Akkaya Valley's special facilities. The use of the organic farm and the lake will be chargeable on a use-by-use basis and from 2012 on home owners will be offered a free small plot of land on the farm to plant up as they wish. We recommend that you visit tat least twice during the construction phase and when you come you are welcomed to stay free of charge in our guesthouse.
